Multi-Site Programme, Munich

Challenge:

A dated multi-site portfolio, constrained rental yields and exit options.

Solution:

We led a phased programme with core renovations across four locations: reconfigured layouts for better flow, standardised wet-areas, kitchens and fit-outs, upgraded glazing/insulation and services to current codes, integrated smart home systems, indirect lighting as well as floor heating and introduced a consistent colour and material palette. Sequencing allowed parts of each property to remain operational while works advanced.

Result:

One asset sold ~20% above local benchmark; the remaining properties achieved significant rent uplift, and client utility tracking shows ~30% lower energy use post-upgrade.

Studio Creation, Munich

Scope: Mixed Use | Commercial | 150 m2 | 2021

Challenge:

Unused space, generating no income, a neglected raw shell that had to be turned into a revenue generating asset. 

Solution:

We led the planning, design and delivery of the conversion, which included a complete renovation with the integration of insulation material and an innovative seamless floor for efficient maintenance as a baseline. Strategically positioned full height mirrors on one wall maximise daylight and the sense of space. Another complete wall was fitted with bespoke joinery for well-planned storage space and heating solutions. Sparse fit-out completed the project.

Result:

Increased resilience and value of the property, development of a new commercial space generating revenue.

Villa Repurposing, Munich

Scope: Hospitality | Commercial | 2.200 m2 €1.2M CapEx | 2018

Challenge:

Repurposing of an existing property for commercial use. The spacious villa came with a spectacular glass roof and an indoor swimming pool, which needed to be renovated. Due to the number of rooms and amenities, the intention was to convert the place for a residential group with special needs. 

Solution:

We led the development of a commercial plan and complete site design for the repurpose of the property including all individual rooms and the shared facilities. The repurposing included the observation of regulatory changes, the obtainment of required approvals, as well as a considerate implementation plan balancing the investment timing, renovation completion and start of the expected revenue stream. 

Result:

Completed commercial and archliberal design plan for the repurposing of the property as commercial space, generating revenue.

Office Space Fit-Out, Berlin

Scope: Commercial | 1,200 m2, €0.4M CapEx | 2019

Challenge:

Dated office building with old carpet floors and tiny private office rooms. The plan was to convert this into a modern, light and welcoming open spaces, enabling creative work and the sublet of certain areas. The on-sight probing found hazardous building material, posing an additional challenge that had to be addressed, before any renovation could even start.

Solution:

We led the orchestration across stakeholders, architect and contractors, focussing on the risk-free removal of the contaminated building material to start with, developing in parallel a new site design for core renovation with significant layout restructuring, implementation of a modern seamless floor across the entire site for efficient maintenance, integrated architectural acoustics, smart building technology, new office furnishings, remodelling and fitting of the kitchens. 

Result:

In time implementation. Latest health & safety requirements met, alongside the original objectives, unusable office space turned into a welcoming creative capacity and revenue stream.

Basement Drainage, Munich

Scope: Commercial | 45m2  | 2021

Troubleshooting · Design · Project Delivery

Challenge:

Converting a literally unusable space into a revenue generating asset. A chronically humid souterrain facility was established to be essentially unusable. A decision was made to find the root cause and address it, to turn a burden into a commercial opportunity.

Solution:

We led the troubleshooting, planning, design and delivery of this conversion from inception to finish. Enabling the space for usability first and foremost required to find the root cause of the humidity. A specialist firm was hired to detect the underlaying issues, which turned out to be several cracks in the concrete outside wall, as well as a complete lack of insulation. The core renovation included wall injections, drainage, sealing and insulation. Finishing off a floor heating was installed under a seamless floor for efficient maintenance. Light installation and sparse furnishing finally made the fit for commercial purposes.

Result:

Converted a burden into an opportunity, establishment of a new revenue generating space.

Challenge:

The specific design of a property required bespoke wall art, reflecting the brand and interior language.

Solution:

We led the analysis of the brand language and scope of work, researched and evaluated various options using rendering technology. Once we settled on the ideal design in alignment with the brand language and specific setting, we initiated and overlooked the development of a bespoke sculptured wall art as brand fit prototype, for roll out across other properties.

Result:

Tight brand language, property up value with bespoke fitting in line with the existing branded space design.

Residential & Interiors

Barn Conversion, Oxford

Scope: Residential | 1.200 m2 | 2017

Challenge:

Converting a listed ruin into habitable space. The original barn merely existed in raw structures and was not inhabitable. In light of a property expansion and development, this area was supposed to be integrated and converted into a modern living space, while adhering to the regulations for listed properties.

Solution:

We led the sensible design & delivery, while adhering to the regulations. The structure almost needed to be rebuilt from scratch, the layout defined, water and electricity supplied, as well as a new roof, windows and doors established. The interior was designed and fitted, including kitchen, bathrooms and furnishing. A pond and landscaping on the same plot of the recovered barn completed and integrated the design in its surrounding.

Result:

Significant up-value of the estate with 370 m2 additional living space.

Bathroom Refurbishment, Munich

Scope: Residential | Commercial | 22 m2 | 2025

Challenge:

In light of a water leakage, a dated bathroom had to undergo significant repair. In the course of the work, it was decided to take this opportunity and convert the formerly considered luxurious marble bathroom, into a private spa, to raise its full potential.

Solution:

We led the design and core renovation project, which involved structural changes with the removal of four non-carrying walls in total, to enable natural lighting into the formerly windowless bathroom. A modern monochrome seamless floor calmed the remaining lively marble tiles of the adjacent space and clearly structured the wet area. A walk-in shower replaced the former bathtub, complemented by new bathroom fittings. Full height sliding mirror doors as well as transparent glass panels were erected. A recessed ceiling with indirect smart light and smart audio installation finished the renovation alongside a spectacular cascading light feature.

Result:

The living quality and sense of space in the bathroom and of the adjacent areas has been improved significantly, while the property value increased by a conservative estimate of 3%.

Bathroom Reconfiguration, Munich

Scope: Residential | Commercial | 18 m2 | 2022

Challenge:

Merging two rooms that were separated with a carrying wall into one and converting a dated bathroom into a modern private spa. This 1971 property had a separate bath and toilet room, while the bathroom struggled with significant layout issues, as there was no shower and the bathtub was positioned in front of a window, turning showers into constant endurance battles for the window structures.

Solution:

We led the design and core renovation, which involved key structural changes with the removal of a carrying wall. This alone allowed to regain additional space and resulted in a spacious and bright new bathroom with a large walk-in shower and two windows. Water based floor heating was established, alongside a seamless floor, enabling efficient maintenance. New bathroom armatures and a bespoke vanity unit with sink, a recessed ceiling with indirect smart light and smart home entertainment were fitted. Two adjacent walls were removed as well and replaced with glass blocks, enabling a constant flow of natural light, not only into the bathroom, but also the adjacent spaces.

Result:

Significant improvement of the spatial sense and living quality, with an additional boost of natural light was achieved, property value increased by a conservative estimate of 5%.

Floating Sink & Vanity Units Development, Munich

Challenge:

In the process of bathroom renovations with structural changes, new vanity units with sinks had to be fitted in a highly restricted setting between two walls, which made the use of off the shelf units impossible.

Solution:

We led the design & implementation of bespoke vanity units with sinks and let them floating between two walls, enabling efficient floor maintenance and an opportunity for indirect smart lights under the units, endorsing the floating effect even further. The sinks were custom made of Corian, ensuring durability and maximum hygiene, as did the design sensor armatures.

Result:

Improved living quality and spatial sense due to the position of the units as non-obstructing objects. Property up-value with bespoke fittings in line with brand and design language.

Listed Property Enhancement, Munich

Scope: Residential | Private | 80 m2 | 2010

Challenge:

Converting a tall dark aisle into an experience space with an oriental touch. This 1890 listed property had long isle with exceptionally high ceilings and no natural light. Since it was an essential part of the daily transitions across the rooms, it added no value to the place other than a depressing necessity to cross. 

Solution:

We led the design and project delivery for this property, which besides the isle, was to be converted into open spaces. To solve the issue with the depressing dark and tall isle, we resolved that light was the answer alongside with an attractive partitioning to break the uncomfortable narrow but tall height. Intricate domes were constructed and fitted to convert the proportions of the high ceiling into an exciting visual experience. The backlit pyramid shaped domes with Moroccan style perforation, resulted in a dazzling light play of the patterns on the walls and floor, turning the crossing of the isle into an experience versus a necessity.

Result:

Property up-value after turning a depressing corridor into an experience. The property sold for 20% above the market price.

Light Installation Development “Floating Squares”, Munich

Scope: Residential | Commercial | 2022

Challenge:

Delivering a bespoke wow factor for the entrance lounge of a furbished rental apartment. To uplift the experience when entering the place, an element was needed that represented the brand language of the property with an unobtrusive welcoming presence.

Solution:

We led the design & delivery of a bespoke light installation, commissioning a local artist with the production, execution and installation. The bespoke sculptured light object was fitted with smart ambient light and motion sensors, all connected to the main smart hub of the property.

Result:

Improved living quality, property up-value with bespoke fitting in line with brand and design language.

Estates & Landscape

Scope: Estate | Private | 2,100 m2 | 2020

Challenge:

An existing estate with large lawn areas needed landscaping to structure the property and add amenities for recreation, specifically a water feature.

Solution:

We led the design and delivery of the project, considering the spatial flow of the garden overall. A garden house was designed and built from scratch, based on an oak frame, with wooden interior and exterior fitting. Electricity and water supply were installed, together with smart home features and a floor heating. An adjacent terrace was built, floating over a newly designed and established koi pond. A shed to store garden utilities and furniture was incorporated at the backside of the Garden House. Finished off with office and garden furniture.

Result:

Significantly improved living quality with new amenities, utilities and features. The estate value was increased by an estimate of 20%.

Potting Shed Development, Oxford

Challenge:

New land acquisition led to landscaping requirement to structure the space and integrate it seamlessly into the existing property. The idea was to add specific amenities in the course of this exercise, that would support the regular estate maintenance.

Solution:

We led the design & delivery of the project, starting off with an elevated area retained by a dry-stone wall, structuring the garden with adjacent garden features. A bespoke potting shed was designed and built from scratch, including a patio with steps to the lower garden level. Electricity and water supply were installed in the potting shed, together with smart home entertainment features and a floor heating. The building was finished off with built-in shelves and garden furniture.

Result:

Improved maintenance workflow and living quality. Increased estate value by a conservative estimate of 3%.

Challenge:

An existing vegetable garden proved to be insufficient for the owner’s needs and desire to increase the production of home-grown biological greens.

Solution:

We analysed the anticipation of home-grown vegetables production volume and led the design & delivery of a greenhouse, to enable a more stable supply throughout the seasons. The structure of the greenhouse was built from scratch, with an aluminium frame skeleton and glass fittings, electricity and water supply were established. Built-in shelves and storage units were erected on the inside.

Result:

Secured vegetable production throughout the year with improved living quality. Enhanced property benefit through additional quality garden amenities. Increased estate value by an estimated 3%.

Garage Conversion, Oxford

Scope: Estate | Private | 90 m2 | 2016

Challenge:

Converting a ruin into a workshop. Remaining ruins of a former storage or garage unit of a listed property, needed to be converted into a workshop.

Solution:

We led the design & delivery of the project converting an existing ruin on a listed property into a workshop. Throughout the process we found out that no restrictions were applied on this particular part of the plot, however the conversion remained careful, considering the integration into the greater estate and its expression. Only the main structures of the original building were still available, these were converted into a spacious workshop, involving a new roof, new doors, the establishment of a small mezzanine floor, completely new electricity supply, as well as erecting shelves, storage units and workbenches for the new purpose.

Result:

The new workshop supports and enables efficient estate maintenance, while improving living quality. Increased property value by an estimated 3%.

Tractor Shed Development, Oxford

Challenge:

The acquisition of additional land that was converted into high-quality lawn, required new maintenance facilities to store a vast number of supplies, building material and utilities, specifically for parking lawn and garden tractors, as well as various mowers.

Solution:

We led the design & development of a tractor shed which was specified and built from scratch. The structure consisted of an oak frame with wooden fittings. Electricity and water were newly installed. Built-in shelves and storage units on the inside and a wide double door for easy access and manoeuvring rounded up the new facility. 

Result:

Efficient estate maintenance was enabled and living quality improved, increased estate value by an estimated 2%.

Recreational Area & Wildlife Pond Development, Oxford

Challenge:

Newly acquired ground included fallow land that needed to be developed into a landscaped recreational area. The idea was to add a large low maintenance water feature, pathways, as well as a natural garden. 

Solution:

We led the design & implementation of this project and chose the construction of a large wildlife pond as main feature to meet the brief. The organic shape of the pond itself has a dimension of 10 meter in diameter and was set up from scratch with sealing, electricity installation, a sophisticated water cleaning system, bank settings, a pathway and plants - all designed for low management and maintenance. Only a few months later, the owners could observe nature taking its course as intended, with wildlife creatures settling in. 

Result:

Development of fallow land, creating a low maintenance recreational area with a bespoke nature pond water feature. Significant improvement of the living quality alongside and estimated increased estate value by 7%.

Garden & Landscape Development, Oxford

Scope: Estate | Private | 2,800 m2 | 2024

Challenge:

Converting field grounds into gardens. Newly acquired strips of fields needed structured landscaping and the conversion into a recreational garden from scratch, with pathways and water features.

Solution:

We led the design & implementation of this landscaping and garden development project. It was essential to structure the plot with different sections and height areas, held by retaining dry-walls. The design included furthermore a diverse array of flowerbeds, various pathways were established, large and small ponds, as well as electricity installation for maintenance stations and ambient lighting. A selection of specific trees rounded the visual experience.

Result:

The conversion of former field grounds enabled a recreational area and significantly improved living quality, while the estate value increased by an estimated 8%.
